Property description:
Prestigious "Palazzo" to be restored in Verbania - Lake Maggiore

This is an important and particularly prestigious palazzo built around 1870.
The simple and elegant design is the work of Pietro Bottini, an architect born in Sant"Agata di Oggebbio (Lake Maggiore) at the beginning of the 19th century, who created important buildings in Verbania and other towns on Lake Maggiore (Ghiffa, Stresa, Lesa).
The historic building is located in Verbania Intra, in a privileged position.
The building offers a wide and unobstructed view of the foothills of Verbania, the entrance of the Ossola Valley and the lake, from which it is about 200 meters away. The "Palazzo" is also located in front of the old stone bridge, now supplemented by a wooden structure, a comfortable and traditional river crossing that allows pedestrians to reach the center of Intra in five minutes.
The slope of the road leads to a basement where there is a large cellar, once inhabited, which extends above the road into a large terrace facing the lake. The terrace is flanked by a garden on the same level.
Above the basement, the building consists of three floors accessed by a large and bright staircase, and a large attic.
Some of the floors are covered with marble mosaic and part of the ceilings are vaulted and have beautiful decorations.
The size of the staircase allows for the installation of an elevator without major structural work.
The attic can be converted into an apartment.
About twenty underground parking spaces can be accessed under the elevated garden and terrace.
The land use plan allows interventions through a non-concessionary permit instrument with an area extension of 10%.
The object is characterized by flexible use: It can be divided either into residential or office units, or converted into accommodation and catering establishments.
It is currently divided into six apartments, all of which are rent-free.

The total usable area of the property is approximately 1,300 m², plus a 20 m² garage.
The land surrounding the property includes the garden and terrace facing the lake and is approximately 860 m².

Technical report on request. We will be happy to organize a viewing appointment and a non-binding conversation on site.
Location:
Verbania is a city in the Piedmont region of Italy. Since 1992 it has been the capital of the province of Novara. It consists of the districts of Antoliva, Intra and Pallanza, among others. The city is located at an altitude of 197 m above sea level on the western shore of Lake Maggiore. Verbania covers an area of 37 km² and was formed in 1939 by the union of the towns of Intra and Pallanza.
"Verbania, a garden on the lake" is the name under which the city introduces itself to the visitor. Gardens and parks are the main attractions for tourists in this area.
However, the weekly market, held every Saturday, offers a year-round colorful and informative glimpse into the life of the city. Visitors should pay special attention to the fresh meat and fish stalls located at the back of the weekly market. The owners of the stalls, most of which have been passed down through generations, demonstrate their acting talent and encourage customers to buy with eloquent rants against their stall neighbors.
Culinary delights are provided by restaurants, bars and small cafés typical of the country, both in the city center and on the waterfront. Since the beginning of the nineteenth century, Lake Maggiore has been discovered by many educated travelers - painters, poets and writers who, with their descriptions, contributed a lot to making the Verbano area a popular tourist destination.
Especially here, where framed like jewels, the Borromean Islands with their palaces and gardens offer a beautiful picture. Today the islands can be reached by boat and are absolutely recommended for a day trip. After the Borromeans, to whom the islands owe their name, the English nobility and rich citizens of Lombardy later chose this landscape for their summer residences and, with their villas and spacious gardens, gave the landscape a new image that has lasted until today.
Some of these extraordinary gardens can be visited today. For example, the gardens of Villa Taranto. In Verbania, they extend over an area of about 16 hectares and possess a rare wealth of about 20,000 plant species from all over the world. The garden of Villa San Remigio, which covers eight hectares and borders Villa Taranto, can also be visited and shows an admirable example of an eclectic garden.
